PRIVATE OASIS IN SOUGHT-AFTER THE PROPERTIES IN MAPLE BAY  Agents welcome.

This exceptionally comfortable and private 3-bedroom/3-bath home, on protected green space, is surrounded by nature (a seasonal stream running through an adjacent ravine and beautiful, mature, easy-care, West Coast landscaping) yet is still just a short drive to all the amenities of Duncan. The unique, executive home has been extensively refurbished with blonde-oak trim and other top-quality touches. Huge, sun-dappled decks allow for tranquil, outdoor dining and sunset/mountain views through the forest. A heat pump, electronic air cleaner, air conditioning, soaker tub, sunken family room, and two fireplaces (one propane-gas and one electric-heat) are just some of the features that make this home so inviting and unique. A thorough, professional, and refined rebuild took place in 1997, making the home's inner components and roof 11 years young and newer.

EXTERIOR
Morning sun at the front of the house and afternoon/evening sun at the back. The back of the house features three west-facing decks: a main entertainment size (33'x12') deck off the dining room and breakfast area; a specially reinforced hot tub deck (12'x12') off the family room; and a balcony deck (8'x8') off the master bedroom. All decks are accessed by extra-large sliding glass doors, giving the main living maximum views of the surrounding greenery.

- The main roof , trusses and metal soffits-eavetroughs were redone in 1997. The roof is constructed from duroid fiberglass shingles and has a 35-year life span. The cedar siding was newly painted in 2005 and 2006. The house is framed on either side by massive brick chimneys.

- A Tork motion-sensor driveway-lighting system is in place with a 24-hour timer. The front entry and double garage doors are lighted by new fixtures while the north and lower sides have motion-controlled lighting.

- A digital-controlled heat pump with central air conditioning makes for economic heating and cooling. The new ductwork runs to an electric-booster furnace, which has an electronic air cleaner (2006), which is invaluable to allergy and asthma sufferers.

- An aggregate parking pad sits next to the double garage at the bottom of the asphalt driveway for extra parking convenience.- All windows are thermal and most date from 1997 through 2007. All windows and sliding doors are screened.

- All decking was updated in 2007 with planking, rafters and paint.

 INTERIOR- A major redesign took place in 1997, with all flooring, the kitchen, and all bathroom and lighting fixtures being replaced.

- The main entry opens through double, solid-oak doors to a grand entry 18 feet high.

- Ceramic tile runs through the entry to the kitchen and breakfast area.

- All trim throughout the house is blonde oak with master finishing.

- The living and separate dining-room room feature warm colours and luxurious wall-to-wall carpeting.

- All window coverings are Hunter-Douglas thin line or vertical blinds.- Kitchen appliances (replaced in 1997 or 2003) are included with the house.

- A lovely garden window sits over the double kitchen sink (with Insinkerator garburator), looking out to the main deck and green space.

 - Kitchen pantry along with many spacious, oak-trim cupboards allow for lots of extra storage.

- A solid-oak, built-in wine rack sits over the refrigerator.

- A pass-through from the kitchen faces another eating area that looks out to the main deck.

- The a sunken family room features a wall of antique brick centered by a remote-controlled electric fireplace. An oversized sliding door looks out to the hot-tub deck and green space.

- Main floor has a nice 2-piece bathroom and a large laundry room with 4-year old washer and dryer ( included ). This laundry room can also be used as a computer room.

- Home has digitally controlled Price security system, which is police-monitored.

- Double garage has a two-counter built-in workbench with fluorescent lighting.

- Upstairs has a lovely library / media area featuring built-in oak bookcases at the top landing.

- Upstairs has three massive size bedrooms and two four-piece bathrooms, one with soaker tub and new adjustable shower.

- All bathrooms have the latest halogen lighting systems. - The master bedroom has a 10-foot ceiling, ensuite bathroom, sliding door to the balcony deck overlooking green space, plus his and hers closets with mirror bifold doors.

- A Beam classic built-in vacuum system was installed in 2007 with two outlets on each level of the house.

- Basement level, which is accessible from an outside door, has 6' 6" ceilings and is heated and lighted. All floors and beams are painted. This huge space has many potential uses including extensive storage.
