ABOUT THE PROPERTY

First time on the market in nearly a century! Signature commercial building in heritage downtown of Ladysmith, BC. Prominent corner location on main shopping street, easy access one block off TransCanada Highway. The popular Transfer Beach Park is steps away.

Total floor space is a massive 10,200 sq ft. Property includes 3590 q feet retail space on the ground floor plus a wide staircase leading to substantial mezzanine space (3320 sq feet) for display, storage, office, etc.

The top floor is 3290 sq feet of residential space currently laid out as two unmodernised apartments with sea views. Original features including beautiful wood panelling, and tons of potential for remodelling. Includes 2 bathrooms, 2 kitchens, 5 bedrooms and various storage and living spaces.

The entire building will be available unoccupied and ready for your renovations. It requires a lot of updating (wiring, heating, windows etc). A new roof was put on in April 2007. The Town of Ladysmith offers tax incentives to assist with the costs of heritage renovation projects.

Potential to purchase separate, adjoining empty lot and large garage which would be perfect for additional off street parking and storage, and also offer a fantastic, sunny garden space for a new business or resident.

This building has been the home of the Ladysmith Trading Company since ca 1920 - a family owned business that has supplied the town with everything from diapers to tuxedos, carpets, draperies, fabrics and sewing notions, shoes and straw hats, and outfitted generations of miners, loggers and fishermen. The business is closing because the present owner wishes to retire, but there is high demand for many of the products the Trading Company sells.

Next door is an award-winning butcher?s shop, and there are many cafes, restaurants, shops and services within a one-block radius.

ABOUT LADYSMITH - A VIBRANT COMMUNITY
Harrowsmith magazine has named Ladysmith ?one of the prettiest towns in Canada.? Perched above a picturesque harbour, the Town is an ideal base for exploring the Gulf Islands by boat or kayak, hiking in the rugged backcountry, swimming, biking, or visiting the Cowichan Valley?s excellent restaurants and wineries.

With a population of around 8,000 and growing, Ladysmith is famous for its community spirit. Annual festivities include an International Strongman Competition, Paddlefest, Winter Festival of Lights, Arts on the Avenue, quilting shows, a summer concert series? and in 2007, Ladysmith entered the Guinness Book of Records for holding the world?s biggest street hockey competition.

Ladysmith?s economic outlook is bright. The Town is proactive in encouraging and supporting local business and industry, and issued twice as many business licenses in 2006 than in 2000, a key growth indicator. Future plans include comprehensive development of the town?s beautiful waterfront; the adoption of an area Heritage Plan to preserve and enhance the historic downtown; and raising the town?s profile as a beautiful tourism destination.

The privately owned Ladysmith Marina is undergoing a substantial expansion, and Ladysmith native Pamela ?Baywatch? Anderson is rumoured to be considering building a new marina and townhouse community on her local waterfront estate to the south.
